What Los Angeles Roofs Have to Handle
Fire zones in the hills
Many hillside neighborhoods, including parts of Bel Air, the Hollywood Hills, and La Cañada Flintridge, are in Very High Fire Hazard Severity Zones. There, California code generally requires a Class A fire-rated roof assembly when the roof is replaced. We check your address against the state fire-zone map, spec a Class A system when it’s required, and document it for your permit.
Valley heat and Title 24
Valley summers regularly pass 100°F, and constant sun wears out shingles faster than in milder climates. In most of the Valley, California’s Title 24 energy code can require cool-roof-rated materials when a sloped roof is replaced. We confirm what applies to your home and quote compliant products from the start.
Permits depend on your city
Homes inside the City of Los Angeles, including most of the Valley, are permitted through LADBS. Beverly Hills, Pasadena, Hidden Hills, and La Cañada Flintridge each run their own building departments, and many hillside streets add HOA or architectural review. We pull the permit and schedule the inspections for you.
Your Utility and Solar in Los Angeles
LADWP (City of Los Angeles)
Homes inside the City of Los Angeles, including most of the San Fernando Valley, get electricity from LADWP. LADWP is city-owned and sets its own rules and rates for rooftop solar, separate from the NEM 3.0 rules that apply to SCE customers. We check LADWP’s current solar program before sizing a system.
SCE and other city utilities
Beverly Hills, Hidden Hills, and La Cañada Flintridge are served by Southern California Edison (SCE). New SCE solar customers are on California’s Net Billing Tariff (often called NEM 3.0), which credits exported power at much lower rates than older net metering, so right-sizing and battery storage matter more. Pasadena homes are served by Pasadena Water and Power, which runs its own solar program. Ask your utility about any current cool-roof or efficiency rebates before your project starts. What a Roof Replacement Costs in Los Angeles
Most LA homeowners pay $12,000–$25,000 to replace a standard shingle roof on a home of about 1,800 sq ft. Tile and metal cost more, and hillside access, steep pitch, or a second story push the price up. Read our Southern California roof cost guide, or estimate your roof in 60 seconds.
Planning solar in the next few years?
Adding solar right after a new roof avoids paying to remove and reinstall panels later. Coordinating both through one team may save $3,000–$7,000 in duplicated labor, permitting, and scheduling. Actual savings depend on your roof, system size, and project scope. See the Roof + Solar Bundle

Los Angeles Roofing FAQ
How much does a roof replacement cost in Los Angeles?
Most standard shingle replacements on an average-size LA home run $12,000–$25,000. Tile, metal, steep or hillside roofs, and two-story homes cost more. We give you a free inspection and an itemized quote before any work begins.
Do you work in my neighborhood?
We’re based in Encino and have completed roofs across the San Fernando Valley, the hillside neighborhoods, and central LA. If your area isn’t listed above, call 818-650-8010 or request an inspection, and we’ll confirm.
Do I need a permit to replace my roof in Los Angeles?
Yes. Roof replacements in the City of Los Angeles are permitted through LADBS, and cities like Beverly Hills, Pasadena, and Hidden Hills issue their own permits. We pull the permit, schedule the inspections, and list permit fees on your quote.
My home is in a fire zone. What kind of roof do I need?
Homes in a Very High Fire Hazard Severity Zone generally need a Class A fire-rated roof assembly when the roof is replaced. Concrete and clay tile, metal, and most architectural asphalt shingles can meet Class A when installed with the right underlayment. We confirm your zone during the inspection.
Can I add solar when I replace my roof?
Yes. Doing both together means your panels go on a brand-new roof, so you avoid paying to remove and reinstall them later. We coordinate the roof and solar work as one project. See our Roof + Solar Bundle.
