What San Diego Roofs Have to Handle

Salt air near the coast

Homes within a few miles of the ocean see faster corrosion of metal flashing, vents, and fasteners from the marine layer and salt air. On coastal jobs we specify corrosion-resistant flashing and fasteners so the details last as long as the roofing itself.

Fire zones in the canyons

Many inland and canyon-edge neighborhoods, including parts of Scripps Ranch and Rancho Bernardo, sit in state-mapped fire hazard severity zones. Homes there generally need a Class A fire-rated roof assembly when the roof is replaced. We check your address against CAL FIRE’s map and document the rating for your permit.

Coast vs. inland energy rules

Coastal San Diego is mostly climate zone 7, where cool-roof ratings usually aren’t required on a sloped reroof. Inland areas like Rancho Bernardo are in zone 10, where Title 24 generally does require a cool-roof-rated product. We confirm which applies to your address before quoting.

Permits

Homes inside city limits are permitted through the City of San Diego’s Development Services Department. Unincorporated areas go through the County of San Diego. We pull the permit and schedule the inspections for you.

Your Utility and Solar in San Diego

SDG&E

Most San Diego homes get electricity from SDG&E. New rooftop solar customers on SDG&E are on California’s Net Billing Tariff (often called NEM 3.0), which credits the power you send back to the grid at much lower rates than older net metering. That makes right-sizing the system and adding battery storage more important, so we size solar to your actual usage when we plan a roof + solar project. Ask your utility about any current cool-roof or efficiency rebates before your project starts. See how the Roof + Solar Bundle works

What a Roof Replacement Costs in San Diego

Most Southern California homeowners pay $12,000–$25,000 to replace a standard shingle roof on a home of about 1,800 sq ft. Tile and metal cost more, and steep pitch, a second story, or damaged decking push the price up. Read our Southern California roof cost guide, or estimate your roof in 60 seconds.

Planning solar in the next few years?

Adding solar right after a new roof avoids paying to remove and reinstall panels later. Coordinating both through one team may save $3,000–$7,000 in duplicated labor, permitting, and scheduling. Actual savings depend on your roof, system size, and project scope. See the Roof + Solar Bundle

San Diego Roofing FAQ

How much does a roof replacement cost in San Diego?

Most standard shingle replacements on an average-size Southern California home run $12,000–$25,000. Tile, metal, steep roofs, and two-story homes cost more. We give you a free inspection and an itemized quote before any work begins.

Do I need a permit to replace my roof in San Diego?

Yes. Homes inside city limits are permitted through the City of San Diego’s Development Services Department. Unincorporated areas go through the County of San Diego. We pull the permit, schedule the inspections, and list permit fees on your quote.

Does living near the coast change what roof I should get?

It changes the details more than the material. Near the ocean, we use corrosion-resistant flashing, vents, and fasteners, because standard metal parts wear out faster in salt air. Tile, architectural shingles, and metal all work well when the details are right.

Can I add solar when I replace my roof?

Yes. Doing both together means your panels go on a brand-new roof, so you avoid paying to remove and reinstall them later. We check your utility’s current solar rules (SDG&E) and size the system to your usage. See our Roof + Solar Bundle.
