What Fort Lauderdale Roofs Have to Handle

High-Velocity Hurricane Zone

Fort Lauderdale is in Florida’s High-Velocity Hurricane Zone, which covers Miami-Dade and Broward counties and has the strictest roofing rules in the state. Every roofing product must carry a Miami-Dade Notice of Acceptance (NOA), and the roof must be installed to HVHZ fastening and underlayment requirements. We only install HVHZ-approved systems here.

Salt air on the waterfront

Homes near the Intracoastal and the beach see faster corrosion of flashing, fasteners, and metal roofing. We specify corrosion-resistant metals and fasteners rated for coastal exposure.

Why a partial repair may not be enough

Under the Florida Building Code, repairing or replacing more than 25% of a roof section can require bringing the whole section up to current code, unless the existing roof was already built to the 2007 code or later. That’s one reason many older Fort Lauderdale roofs end up fully replaced after storm damage.

Permits

Homes inside city limits are permitted through the City of Fort Lauderdale’s Building Services division. Other Broward areas go through their own city or Broward County. We pull the permit and schedule the required inspections.

Your Utility and Solar in Fort Lauderdale

FPL

FPL (Florida Power & Light) is an investor-owned utility, so it currently offers net metering under Florida Public Service Commission rules: solar power you send to the grid is credited against what you use, with any extra carried forward. Florida also exempts residential solar equipment from sales tax, and from property-tax increases on the added value. We size solar to your actual usage when we plan a roof + solar project. What a Roof Replacement Costs in Fort Lauderdale

Your price depends on roof size, pitch, material, the wind and product-approval requirements for your area, and the condition of the decking underneath. Estimate your roof in 60 seconds, then get an itemized quote after a free inspection.

Planning solar in the next few years?

Adding solar right after a new roof avoids paying to remove and reinstall panels later. Coordinating both through one team may save $3,000–$7,000 in duplicated labor, permitting, and scheduling. Actual savings depend on your roof, system size, and project scope. See the Roof + Solar Bundle

Fort Lauderdale Roofing FAQ

How much does a roof replacement cost in Fort Lauderdale?

It depends on roof size, pitch, material, code requirements for your area, and the condition of the decking. Use our roof cost calculator for a quick estimate, and we’ll give you an itemized quote after a free inspection, before any work begins.

Do I need a permit to replace my roof in Fort Lauderdale?

Yes. Florida requires a permit for a roof replacement. Homes inside city limits are permitted through the City of Fort Lauderdale’s Building Services division. Other Broward areas go through their own city or Broward County. We pull the permit and schedule the required inspections. Permit fees are listed on your quote.

My insurer says my roof is too old. What are my options?

Many Florida insurers limit coverage on older roofs, especially shingle roofs past about 15 years. A full replacement to current Florida Building Code usually solves it. We provide the permit, final inspection, and product approvals your insurer asks for.

Does my roof need special products in Broward County?

Yes. Broward is part of the High-Velocity Hurricane Zone, so roofing products need Miami-Dade NOA approval and must be installed to HVHZ requirements. We only install approved systems and keep the paperwork with your permit.

Can I add solar when I replace my roof?

Yes. Doing both together means your panels go on a brand-new roof, so you avoid paying to remove and reinstall them later. We check FPL’s current solar rules and size the system to your usage. See our Roof + Solar Bundle.
