What Miami Roofs Have to Handle

High-Velocity Hurricane Zone

Miami is in Florida’s High-Velocity Hurricane Zone, which covers Miami-Dade and Broward counties and has the strictest roofing rules in the state. Every roofing product must carry a Miami-Dade Notice of Acceptance (NOA), and the roof must be installed to HVHZ fastening and underlayment requirements. We only install HVHZ-approved systems here.

Tile, metal, and flat roofs

Many Miami homes have concrete or clay tile, and older homes often have flat or low-slope sections. Each system has its own HVHZ requirements for underlayment and attachment. We match the right approved system to each part of your roof.

Wind mitigation and insurance

A wind mitigation inspection documents your roof-to-wall connections, roof deck attachment, roof shape, and secondary water barrier. Florida insurers must offer discounts for these features, and a new roof is the best time to add them. We build to the features that count and give you the documentation for your inspector.

Permits

Homes inside city limits are permitted through the City of Miami Building Department. Unincorporated areas go through Miami-Dade County. We pull the permit and schedule the required inspections.

Your Utility and Solar in Miami

FPL

FPL (Florida Power & Light) is an investor-owned utility, so it currently offers net metering under Florida Public Service Commission rules: solar power you send to the grid is credited against what you use, with any extra carried forward. Florida also exempts residential solar equipment from sales tax, and from property-tax increases on the added value. We size solar to your actual usage when we plan a roof + solar project. What a Roof Replacement Costs in Miami

Your price depends on roof size, pitch, material, the wind and product-approval requirements for your area, and the condition of the decking underneath. Estimate your roof in 60 seconds, then get an itemized quote after a free inspection.

Planning solar in the next few years?

Adding solar right after a new roof avoids paying to remove and reinstall panels later. Coordinating both through one team may save $3,000–$7,000 in duplicated labor, permitting, and scheduling. Actual savings depend on your roof, system size, and project scope. See the Roof + Solar Bundle

Miami Roofing FAQ

How much does a roof replacement cost in Miami?

It depends on roof size, pitch, material, code requirements for your area, and the condition of the decking. Use our roof cost calculator for a quick estimate, and we’ll give you an itemized quote after a free inspection, before any work begins.

Do I need a permit to replace my roof in Miami?

Yes. Florida requires a permit for a roof replacement. Homes inside city limits are permitted through the City of Miami Building Department. Unincorporated areas go through Miami-Dade County. We pull the permit and schedule the required inspections. Permit fees are listed on your quote.

Will a new roof lower my homeowners insurance?

Often, yes. A new roof resets your roof’s age, which many Florida insurers look at when writing or renewing a policy, and a wind mitigation inspection afterward can qualify you for discounts for things like a sealed roof deck and stronger roof-to-wall connections. Savings vary by insurer, so ask your agent.

What is a Miami-Dade NOA and why does it matter?

A Notice of Acceptance (NOA) is Miami-Dade County’s product approval for use in the High-Velocity Hurricane Zone. Every roofing product on a Miami home needs one, and the inspector checks for it. We only use NOA-approved products and keep the approvals with your permit file.

Can I add solar when I replace my roof?

Yes. Doing both together means your panels go on a brand-new roof, so you avoid paying to remove and reinstall them later. We check FPL’s current solar rules and size the system to your usage. See our Roof + Solar Bundle.
